Rebate Terms & Conditions


Rebates are paid only to buyers who close on real estate purchased with us. We cannot help you buy a property another broker has previously shown you.


The rebate is a percentage of the cooperating broker commission plus incentives actually received by Watch City Real Estate at the close of escrow/settlement for representing the buyer, net of any allowances or other deductions related to the transaction. We will confirm the amount of your rebate on your purchase when the HUD-1 Closing Statement has been prepared. Our minimum commission is $5,000.

How you’ll receive your rebate

The rebate will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement. Rebates cannot be used to reduce the purchase price, unless approved by the lender. Rebates cannot be used as part of the down payment or to meet reserve requirements of your loan.

Necessary approvals

All rebates are subject to lender and seller’s approval, and restrictions may apply for VA or FHA loans. Certain types of properties and transactions may also be excluded from our rebate program. See Questions and Answers, below, for details.
